Under British Fire Safety Law, it is mandatory for all premises, accommodating 5 or more people, to have a written record of a Fire Risk Assessment.
The purpose of the assessment is to identify any areas of the fire safety systems within the building that may need corrective works to ensure there are adequate levels of fire safety and, where required, compliance to the relevant British Standards.
The fire risk assessment covers a number of areas including: emergency routes and exits, fire detection and warning systems, fire fighting equipment, the removal or safe storage of dangerous substances, an emergency fire evacuation plan, the needs of vulnerable people and staff fire safety training.
The fire risk assessment must be undertaken by someone who is considered competent under the 2005 fire safety order.
A fire risk assessment should be completed annually, but in addition to an annual inspection, additional assessments may also be required if any changes are made to the premises.
While it’s possible to perform a Fire Risk Assessment yourself, employing a specialist is advisable to ensure that necessary steps are taken. If a fire incident occurs that was not highlighted in the report, the assessor could be held liable.
The legal requirements within the FRA post the publication of the full Grenfell report are significant and onerous to all those involved. It is therefore essential that the support for both the building and those involved who are nominated as the accountable person for the fire risk assessment are fully informed of both issues and consequences.
